With money scarce and a near record number of individuals unemployed, it is not quite as easy to save large amounts of money for down payments. Those who have the money on hand may be afraid to put it down on the table and tie it up in a home purchase. Given the devastating economic climate of the past couple of years, these are entirely understandable and reasonable concerns.&lt;br /&gt;&lt;br /&gt;Those contemplating buying a home now will likely be wondering what would be the smallest down payment that they can commit to such a purchase. As a result of the myriad of foreclosures that have wracked the mortgage business since 2007 especially, Congress has reworked the laws on down payments for home purchases. They recently passed a new statute, HR 3221, to address these issues.&lt;br /&gt;&lt;br /&gt;As a result of these newer requirements which took effect January 1, 2009, prospective home buyers are now forced to put down a bare minimum payment of at least three and a half percent for conforming loans or jumbo home loans. If the loan does not qualify as a first time home buyer loan, or is a non-FHA loan, then the down payment requirements are typically increased by ten to twenty percent over these previously stated amounts.&lt;br /&gt;&lt;br /&gt;This means that a first time home buyer would have to hand over an $8,750 down payment, not to mention closing costs and agency fees, on a $250,000 priced house. However, if this were a non-FHA loan, the down payment would go up to between $9,625 and $10,500, Of course we should not forget to factor in those closing costs as well. These are not small amounts of money in the economy of today.&lt;br /&gt;&lt;br /&gt;Such increased down payments have been made necessary by the number of home owners choosing to simply walk away from homes that they have practically no vested interest in, financially. Congress has figured that people who have put about $10,000 or more of their own real money into a property will think twice before defaulting to the banks.&lt;br /&gt;&lt;br /&gt;This of course leads the home buyer to a question that he or she may not have yet considered. Is it ever a good idea to put down the smallest down payment allowed? Some of you are no doubt taking a deep breath at the mention of this, but this is a valid and important question.&lt;br /&gt;&lt;br /&gt;The answer lies in several important considerations, all of which a reputable lender can help you to think about. What is your current financial position? Will coming up with a larger down payment, that reduces your monthly payments and total loan interest amounts, set you back financially? Do you have any fears concerning the long term stability of your present job? If the answer to either of these questions is an unqualified yes, then you should probably put down as little as is required.&lt;br /&gt;&lt;br /&gt;On the other hand if you are among the fortunate few with extra money in the bank, and a stable and reliable job, with hopes for raises and promotions, then it is never a bad idea to put more down. This can be a tough question to answer depending on specific circumstances surrounding it. Let's take a closer look at what I mean by that.&lt;br /&gt;&lt;br /&gt;1. Are people spending money in your market? If transactions are taking place every day on the Internet in the market your product is in then you have to analyze why you are not getting some of that action.&lt;br /&gt;&lt;br /&gt;Creating a market for a product online is extremely difficult to do. Taking a piece of the pie from an existing market is something anyone can do if they approach it correctly.&lt;br /&gt;&lt;br /&gt;2. Do you really believe in it? I have always felt that affiliate marketers and network marketers are more likely to succeed if they believe in the product they are purchasing.&lt;br /&gt;&lt;br /&gt;For example, if you are selling a product as an affiliate marketer a good way to do that is to write a review about it. The only truly legitimate way you can do that is to purchase the product and then write about what you learn.&lt;br /&gt;&lt;br /&gt;In network marketing many people purchase products strictly because they want to support their business. However when they drop out they no longer continue to purchase the product. A good rule of thumb here is would you continue to purchase the product even if you were not a distributor for it?&lt;br /&gt;&lt;br /&gt;3. Are you losing money on it? I know if I'm involved in a specific program I expect for that program to pay for itself in 90 days or less.&lt;br /&gt;&lt;br /&gt;This means that I would join an affiliate program and promote that product a lease to the extent that it's covering its monthly cost. I do this for programs such as website hosting, auto responders, article submissions programs, and so on.&lt;br /&gt;&lt;br /&gt;If you're losing money, and you see no real way to recoup that, then there really is no reason to continue to stay with that product or program unless it is something you need for your business anyway.&lt;br /&gt;&lt;br /&gt;4. Do you have Internet marketing skills? Giving up on a product or program is irrelevant if you don't know hot to market online.&lt;br /&gt;&lt;br /&gt;The problem is not in the product or the program itself, but rather in your ability to promote it online. Until you learn a least a couple of traffic generation skills there is no sense in giving up on the product you are promoting.&lt;br /&gt;&lt;br /&gt;How will you know if you are going to make sales if you have no traffic coming to your website!&lt;br /&gt;&lt;br /&gt;5. Do you have an solid online work ethic? Only you can really analyze this question. Sitting in front of your computer and hanging out on Facebook is not necessarily a solid work ethic.&lt;br /&gt;&lt;br /&gt;Surfing the Internet and wasting your valuable time is not going to help you be successful. None of these "wants" are about things. We all have inner needs, and these needs are pretty universal.&lt;br /&gt;&lt;br /&gt;Did you notice that the above list of customer wants doesn't include buying anything? The reason customers buy is because they have the belief that owning what you sell will help bring them closer to satisfying one or more of their desires.&lt;br /&gt;&lt;br /&gt;Also notice that none of the things we want are truly altruistic? Helping other people may help us satisfy one of our desires, but the desires themself are entirely selfish.&lt;br /&gt;&lt;br /&gt;Wanting things for other people usually is way down on the list of things we want &amp; think about. Our customers are the same way. It isn't that we are evil, it's that we do things for other people either out of obligation or because it makes us feel better about ourselves in some way.&lt;br /&gt;&lt;br /&gt;How does this help us as small business owners?&lt;br /&gt;&lt;br /&gt;We can treat customers better. We can, by our actions, make them feel better about buying from us. We can laugh at their jokes a little more often. We can listen to their stories without rolling our eyes in boredom. We can treat them like new friends. We can treat them like we want to be treated ourselves.&lt;br /&gt;&lt;br /&gt;The great Zig Ziglar said that you can get anything you want if you help enough people get what they want. There is power in that thought.&lt;br /&gt;&lt;br /&gt;Can you make your customer feel a little more important than they felt when they first came in your store? Of course you can. Can you make hem feel more clever? Sure, just credit them with a good idea or a good question when they ask a question. Any small business owner can do that.&lt;br /&gt;&lt;br /&gt;Can you give them a feeling that they got a special deal, just for them? Of course. It doesn't have to be something big. Almost any little extra will do. Any little extra effort will do. Small businesses become bigger businesses by giving just a little extra. Nothing creates BUZZ like treating you customers like real friends. To make more money? Be Healthy? Save money? &lt;br /&gt;&lt;br /&gt;Step 3: &lt;br /&gt;&lt;br /&gt;Find Your Niche! It's better to have 50 percent of a targeted niche that you understand well, than to have five percent of a much larger market that you're not intimately wise about. Your goal is to dominate that niche, to make it yours. After that happens, you can look for your second niche. You have dealt with businesses that were very niche specific, and you could tell. &lt;br /&gt;&lt;br /&gt;They were super experts on their product or service, their staff was focused, and their marketing message was very specific. But make sure your niche is easy to contact and communicate with. Focus your thinking to grow your sales. &lt;br /&gt;&lt;br /&gt;Step 4: &lt;br /&gt;&lt;br /&gt;You Need to Develop Your Marketing Message Your marketing message tells your prospect what you do. It also needs to move them to become your customer. The mistake most business owners make is that their message is all about them, not the prospect. "What's in it for me?" the prospect will ask. Craft your message to focus on his benefits in buying from you. &lt;br /&gt;&lt;br /&gt;* Tell the prospect what his problem is. &lt;br /&gt;&lt;br /&gt;* Give him some proof that it should be solved now. &lt;br /&gt;&lt;br /&gt;* Tell him the benefits your solution provides. &lt;br /&gt;&lt;br /&gt;* Why he should only pick you. &lt;br /&gt;&lt;br /&gt;* Testimonials and examples from people like him who you have already helped. &lt;br /&gt;&lt;br /&gt;* Your unconditional guarantee. &lt;br /&gt;&lt;br /&gt;* You also need to have a clear, concise "elevator speech" that gives the person you are meeting an instant idea of what you do. Chances are, you don't have a boss. You are it! So you need to develop specific goals, let your team in on them, make them part of the plan and its success, and hold yourselves accountable for reaching them. &lt;br /&gt;&lt;br /&gt;Your goals should be financial and non financial. Keep everyone on your team abreast of the score. You would never play a game without keeping score would you? How would you determine your strategy if you did not know whether you were winning or losing? Think of it like your favorite sport or game, with all of you the players. You have to keep score. &lt;br /&gt;&lt;br /&gt;Step 7: &lt;br /&gt;&lt;br /&gt;You Need a Marketing Budget If you have been in business over 1 year, and know your prior marketing expenses, find your costs as a percentage of sales, or getting each new customer, or both. For example, if you sold 1000 customers an average of $1000 each, $1 million in total, and your marketing expenses were $50,000, then each new customer cost you $50. Now you can see that marketing properly done is always an investment, never an expense. You can work on lowering the client acquisition cost down to say, $40, with a better message in a more apt medium. &lt;br /&gt;&lt;br /&gt;You have to look at it this way. You run out on the street with a bunch of $50 bills, and every time you give one away, your sales go up by $1000. Mind you, you have to engineer the systems in your business to handle all that new business you are ensuring will come in. I got this in my spirit and never looked back. &lt;br /&gt;&lt;br /&gt;I had to get rid of that stinkin’ thinkin’ and reprogram my thoughts. I started reading more information about entrepreneurs and business. I started listening to more CD’s about success. I stopped getting into conversations with people who weren’t trying to go anywhere. I stayed away from people who were always complaining instead of changing their situations. &lt;br /&gt;&lt;br /&gt;I got rid of the crap in my life. &lt;br /&gt;&lt;br /&gt;Now I’m looking for successful business people to network with. Pay no attention to the interest rates. Only concern yourself with ranking debts from lowest to highest. For the smallest debt, pay the minimum monthly payment plus whatever else you can scrape up. When that first debt is paid off, the second debt can be focused on. The second debt will be paid the usual minimum balance plus what ever money you have saved since closing out your first debt. This is money that a person is already prepared to live without, so what better place to put that money than right back into the debt. This method uses psychological reinforcements to ensure the debt is paid off. While it is true that paying off the debt from highest interest rate to lowest would be more profitable in the long run, the psychological reinforcement that can come from being able to watch a stack of debt get lower and lower will help make sure that a person with even the least amount of discipline can have a better chance at becoming debt free than a person paying off their debts by interest rate. &lt;br /&gt;&lt;br /&gt;Debt consolidation is another popular method of debt elimination. Consolidation allows a person to gather up all of their debt into one balance and pay off that debt with one simple monthly payment. This is a great solution for folks that have trouble keeping track of their bills and spending. By only having to worry about one debt account each month a person will be able to budget themselves better and take care of their debt quicker. This is another method that relies heavily on the power of psychology. In reality, there is nothing different between paying $100 to 5 accounts a month or $100 to a single account each month, but there is something different in the way the mind perceives the number of accounts, and having to send out one check instead of five is something that most folks in debt recovery can appreciate. Conduct a reputational risk assessment &lt;br /&gt;&lt;br /&gt;Conducting a regular - at least annual - reputational risk assessment not only reduces your chances of being blind-sided by a damaging incident, it also provides the stimulus for actions to reduce their likelihood and/or impact. &lt;br /&gt;&lt;br /&gt;2. Never simply breathe a corporate sigh of relief and get back to business as usual. Even in Government, there's increasing reliance on central innovation teams to drive efficiencies and cost savings.&lt;/p&gt;&lt;p&gt;It is not hard to understand the reason. Central teams are simple to set up, and very easy to measure in comparison to diffuse arrangements that rely on an "innovation culture". It is easy to point at such teams and say "this is how we do innovation". The team makes executives feel good that their innovation efforts are actually progressing, because when you can nominate specific individuals and assign accountability, you know things are likely to get done.&lt;/p&gt;&lt;p&gt;Now, in this model, the innovation team is the group that decides how and when to innovate. They ordinarily control an investment budget of some kind, and are accountable for making investments that drive forward the innovation agenda. If they are any good at all, they will sign up to some big return numbers that can justify the investments they're making.&lt;/p&gt;&lt;p&gt;There is, however, a problem with a central innovation team that does everything. The problem is that in order to get more innovation, you are forced to add more people. In other words, central innovation teams do not scale well.&lt;/p&gt;&lt;p&gt;Frankly, for most innovations, the difference in effort required to get an organisation to do something radical, versus the easier incremental kind of innovation, is not all that great. You still have to do the influencing, the management of politics, and of course, find the money in order to get things progressed.&lt;/p&gt;&lt;p&gt;Incremental innovation, though it tends to be relatively risk free, doesn't really make big returns on a case by case basis. This means that innovation teams have to do a lot of simultaneous innovation before they can make a sizable difference. With a central team, the fact is that a single incremental innovation will likely not pay for the time of the innovators.&lt;/p&gt;&lt;p&gt;On the other hand, doing things which are more radical can provide much better returns, though the risk level is much higher. For innovators, this makes it seem sensible to select more radical innovation for progression. The rationale is clear: do incremental and never break even, or do radical and at least have the chance to do so.&lt;/p&gt;&lt;p&gt;What is really needed, though, is a balanced portfolio approach to innovation coupled with significant inputs from customers and employees. By being better at communicating with your staff, you'll be able to make sure that they understand what you want from them, and they need from you. You'll also know when a phone call, email or visit in person is most suitable, and most effective.&lt;/p&gt;&lt;p&gt;2. You want your workers to be more productive. How are you going to achieve this? Do you need to shout at them, force them to work late, or take away privileges? Or will you do as much as you can to help them, and get your hands dirty too?&lt;/p&gt;&lt;p&gt;3. If you workers are more productive, are they also more efficient? Perhaps you can make them more productive by removing red tape and other things that might be slowing them down.&lt;/p&gt;&lt;p&gt;4. What about improving your time management? Could you make better use of your days? Do you need to travel to all those meetings? Do you need to read every email the moment it arrives in your inbox? How much of your workload could you realistically delegate?&lt;/p&gt;&lt;p&gt;5. How are your people skills? Do you take criticism well? What do you staff really think about you? How often to you talk with other departments, suppliers or customers in order to try and make things quicker and easier for all concerned?&lt;/p&gt;&lt;p&gt;6. How much value do you place on staff training? Should your staff know everything they need to know before they start? What about as and when the industry or technology changes? How can they best help you?&lt;/p&gt;&lt;p&gt;7. Are you open to advice and ideas from your staff? Have you tried implementing any schemes, and how can you make them effective? What about going back to the floor, and spending some time actually working with your staff, and seeing the obstacles that they come up against?&lt;/p&gt;&lt;p&gt;8. Are you good at spotting and dealing with staff issues? Are people late because they are lazy, or because they have problems at home? What about colleagues that just don't get on?&lt;/p&gt;&lt;p&gt;9. Are you making the most of technology? What about for communicating with people in different offices, or in different countries? How much of your production line can you automate, or manage with technology? What about laptops, or smartphones for your field based staff?&lt;/p&gt;&lt;p&gt;10. Accurate feedback from your employers as to the effects and implications of proposed changes is essential to ensure that decisions made are effectively implemented.&lt;div id="body"&gt;&lt;p&gt;But this is only effective if firstly your subordinates actually do communicate with you, and secondly if they feel comfortable in telling you the truth. If they don't feel comfortable in being honest with you, if they don't believe that you will be fair in your reception of bad news, or if they believe that you will discriminate against them - then you will never be sure that you will be receiving accurate feedback on the situation.&lt;/p&gt;&lt;p&gt;When you encourage and maintain open communication between yourself and your employees you risk hearing not only the news you wanted to hear, but also the news you would rather not have heard. But that is what open communication is all about, and you can't shut it off every time something unpleasant happens.&lt;/p&gt;&lt;p&gt;So if knowing what is really happening is important to you then the greatest piece of advice is - &lt;b&gt;Avoid Isolation.&lt;/b&gt;&lt;/p&gt;&lt;p&gt;This is such an obvious one that I wonder why we have to continue to highlight it. But if you shut yourself away behind a closed door the flow of communication will stop right outside it. A closed door is a barrier to your employees and will effectively close you off from what is happening outside your ivory tower.&lt;/p&gt;&lt;p&gt;Isolation becomes a greater problem the higher the executive is in the organisation. Subordinates can now have a stake in who reaches the executive; it is a measure of their status. A harassed top executive can also be grateful for being protected from what can be considered time wasting detail. A self-righteous air of 'delegate all minor things' can fill the atmosphere and living in an ivory tower means you can only see what the windows show you.&lt;/p&gt;&lt;p&gt;Your employees need to know that you are open to listening and that should mean a metaphorical "open door" policy. Of course there will times when you have to limit access - but I believe that risking some unnecessary interruptions is better than the risk of missing a vital piece of information that can prevent a crisis erupting.&lt;/p&gt;&lt;p&gt;Your goal should be a system whereby essential information can filter through the necessary barriers between yourself and your subordinates. Striking a balance between too much openness and not enough is a difficult undertaking but everyone should know that they have the right and the opportunity to bring vital information to your attention.&lt;/p&gt;&lt;p&gt;But there also needs to be a willingness to listen and to accept the information if it comes from a credible source. There can be an unwillingness to credit bad news, especially if it concerns one of our pet projects.&lt;/p&gt;&lt;p&gt;I once read a story about a vice president in a company who brought in a young consultant to establish a uniform policy for three separate field sales groups. The director of sales who reported to the vice president was aware of the lack of consultation with the managers of these groups, and that their concerns about the changes were not being addressed. Twice he brought these concerns to the vice president - with what result? He was told that he wasn't giving the young consultant a chance, and that his continual criticism was affecting the field managers.&lt;/p&gt;&lt;p&gt;After that the sales director stopped trying to bring the problems to the attention of the only person who could solve them. Consequently two of the most experienced field managers left in disgust, and the changes created a mammoth headache for all concerned. The vice president blamed the sales director and wailed "Why wasn't I told?"&lt;/p&gt;&lt;p&gt;So make a point of getting out of the ivory tower once in a while and find out what is going on. Make the time to talk personally to people who are engaged in putting plans into place. Using the telephone is acceptable but email communication is not. This type of communication needs the direct touch.&lt;/p&gt;&lt;p&gt;Don't punish the messenger - if you yell at the person that brings the disaster to you attention you will never get warning of the next one. There is a great difference between being incandescent with rage over the problem and taking that rage out on the person who highlighted it. Whether the news is good or bad, it should be received the same way. Appreciation is the only response that will ensure that your employers will report candidly and honestly on what is really going on.&lt;/p&gt;&lt;p&gt;The only time to be less than happy about receiving news is when you find out it has been withheld from you. But if you make it plain that you are not so fragile as to need protection from bad news, you should solve this.&lt;/p&gt;&lt;p&gt;However, and this can be tricky - be suspicious of continuous good news from an interested party. If you have delegated a difficult assignment to a subordinate and get nothing but glowing reports of progress and no hint of any problems you would be forgiven for being a trifle suspicious.&lt;/p&gt;&lt;p&gt;Now it could be true, and wouldn't that be fantastic. But it could also be that the subordinate is withholding the problems. Get out of the ivory tower and into the real world, talk to others involved in the project and if they are confident in your open policy you should hear what is really going on.&lt;/p&gt;&lt;p&gt;And if the subordinate is right, and all is going to plan and it looks like being a brilliant success heap praises on their head and mark them out for the future. But if, and this is more likely, that problems have cropped up of such a nature that you should have been informed, ask yourself why you were not. Perhaps the subordinate was concerned that you would withdraw your trust if you found out about them - and if so why did they feel this?&lt;/p&gt;&lt;p&gt;If you live in an ivory tower either mentally or physically you will become an isolationist. A good manager or executive needs to know. They need to know what is going on around them; they need to be sensitive to changes in the atmosphere which forecast stormy times ahead!&lt;/p&gt;&lt;p&gt;Your employers will be quick to bring these storm warnings to your attention if they feel that you value their input and appreciate their care for your interests. In those cases, it may make sense to reach for outside management solutions.&lt;/p&gt;&lt;p&gt;When we speak of outside management solutions, we're not necessarily referring to bringing in a team of outsiders to take over day-to-day operations of an organization. In some extraordinary cases, that may be on the table, but that's not our primary focus. Instead, we're talking about seeking outside recommendations from consultants who specialize in helping businesses navigate the choppy waters that linger after destructive events leave an organization in disarray.&lt;/p&gt;&lt;p&gt;Many people are reluctant to bring in outside assistance. They can't believe someone who lacks an intimate knowledge of the organization, its members, its habits and its structure can possibly provide greater insight than those who have been there, fighting in the trenches.&lt;/p&gt;&lt;p&gt;That's not the best perspective, however. Those providing outside management solutions can actually provide a great deal of help.&lt;/p&gt;&lt;p&gt;Initially, their distance from day to day operations allows them to assess situations more objectively. They're "fresh eyes" may enable them to see options that those more closely involved just can't spot.&lt;/p&gt;&lt;p&gt;Additionally, their unique experience with difficult situations gives them a layer of insight that others lack. They understand the nature of potentially devastating challenges and how to confront those circumstances.&lt;/p&gt;&lt;p&gt;The ability of expert consultants, crisis managers and other outside solutions to produce results is also supported by empirical evidence. You don't need to look long or hard to find examples of organizations benefiting from assistance. It happens all of the time. Both small firms and huge corporations take advantage of those resources.&lt;/p&gt;&lt;p&gt;There's a time and a place for everything. When times get tough for an organization, it might just be the right place for outside management solutions. There's no shame in finding support and advice from outside of your usual network in order to confront exceptional challenges.&lt;/p&gt;&lt;p&gt;That doesn't mean you should reach for the yellow pages every time a challenge appears on the horizon.
